In most resale transactions in Ontario, buyer-side commission is paid by the seller out of their listing agreement. You sign a Buyer Representation Agreement with us so the math is transparent and the duty is in writing. On pre-construction, the builder pays us directly — you pay nothing extra.
An assignment is selling your contract to buy a pre-construction unit before final closing. It can unlock liquidity and gains — or trigger HST, capital-gains, and assignment-fee surprises if mishandled. We walk you through the builder's assignment clause, the tax treatment, and a realistic exit math before you sign anything.
If you buy a new home as your primary residence under $450,000, you may qualify for the federal rebate; Ontario adds a provincial rebate up to $24,000 regardless of price. If you intend to rent it out, you instead apply for the New Residential Rental Property Rebate. Our calculator gives a live estimate — the actual filing goes through your lawyer at closing.
Plan for 1.5–4% of purchase price on top of your down payment: land transfer tax (Ontario, plus Toronto if applicable), legal fees ($1,500–$2,500), title insurance, status certificate review on condos, home inspection, and adjustments for utilities and property tax. First-time buyers get rebates that can offset most of the LTT in Toronto.
A seller lists low and sets an offer-presentation date. We do a comp study, model where the property will likely trade, and decide if it's worth competing. If yes, we present clean: financing pre-approved, deposit ready, conditions stripped to the minimum that protects you. We do not bully you into overpaying — sometimes the right move is to walk.
You will not be handed off. The person who answers your first call closes your last document. Each member of the team owns one function — listings, leasing, buyers, operations. We are housed under eXp Realty, Brokerage, which gives us institutional infrastructure, but the work is done by seven specialists, not a call centre.
For buyers: 4–8 weeks of search, 30–60 days from accepted offer to closing on resale, 12–36 months on pre-construction. For sellers: 7–10 days to prep, list, and market before offer date in normal conditions. Investor portfolios follow whatever cadence the underwriting calls for — we do not push fake urgency.
Yes — enthusiastically. Many of our long-term clients started with their first condo and grew with us. We charge the same effort regardless of price point because reputation compounds and first-time buyers refer their friends. There is no minimum budget to work with NOREGROUP.
